Your General Manager and your Board of Directors spent about two more hours going over the budget Monday evening. It appears it is pretty much put to bed barring some unforeseen circumstance. After a lot of deep discussion and a few changes it should be ready for the budget meeting with the property owners In February.
 Obviously I can not share the numbers before the meeting but I feel sure you will be happy with the outcome.
